Scoop: Cartesius Utrecht is the first Health of Health area development

Cartesius Utrecht holds the distinction of being the first 'Heart of Health' area development, fully embracing the principles of Utrecht’s regional positioning as the Heart of Health. This milestone was officially celebrated during the real estate fair Provada, marking Cartesius as a pioneering example of how urban development can contribute to healthier, more sustainable living. Utrecht is at the forefront of creating a healthier society, with a mission to drive sustainable, positive change. The Heart of Health vision promotes a world where people live better, more fulfilling lives in environments that actively support their well-being. Cartesius Utrecht, a future-ready urban neighborhood with approximately 3,000 homes, is built on the principles of Blue Zones—regions around the world where people live longer, healthier, and happier lives. By integrating these insights into urban design, sustainability, and community-driven living, Cartesius is setting a new standard for health-focused city development.

Cartesius is designed as a lively, sustainable, and health-focused urban neighborhood, where people can live in harmony with each other, the city, and nature. It offers a diverse and inclusive living environment, with public spaces that encourage community interaction and active lifestyles. At least 30% of the neighborhood will be permanently green, providing space to relax, connect, and enjoy nature. This green landscape is not only a place for people but also plays a vital role in climate adaptation and biodiversity, ensuring a future-proof and environmentally resilient urban district.

Cartesius is shaping the future of healthy urban living, where both the physical (hardware) and social (software) environment are designed to promote well-being. Developed by Ballast Nedam Development and MRP, the project is guided by scientific research, ensuring that its impact on health and sustainability is measurable and adaptable. Scientific partners will analyze the results, with successful interventions applied wherever possible. As part of the Heart of Health movement, the Utrecht region is calling on other area developers to join this vision of creating healthier, future-proof urban spaces. Michiel Dijkman, director of the Economic Board Utrecht, highlights Cartesius as a leading example of this ambition:

Cartesius, a Blue Zone-inspired district where people live an average of five years healthier, is a fantastic example of this vision in action. Utrecht stands at the heart of one of Europe's most competitive regions, home to innovative companies, world-class knowledge institutions, forward-thinking governments, and visionary minds. The city has earned its place on the global stage, equipped with the skills, resources, and ambition to build a healthier, more sustainable world. Cartesius embodies this vision, setting a new standard for healthy urban development. Onno Dwars, CEO of Ballast Nedam Development, reflects on the significance of Cartesius:<br>"The consortium set the tone in 2017 when we won the tender with the Cartesius Concept for Healthy Urban Living. The healthy mix of diverse housing and amenities will shape a sustainable, green, and thriving new urban neighborhood in Utrecht."

Since this spring, the first Cartesians have settled into their new homes, marking a major milestone for the district. The next phase of the Cartesius area development is set to begin in spring 2023, with the sale and construction of Nicoya. This second phase will introduce 770 new homes, including 165 social housing units, further shaping the neighborhood’s diverse and inclusive living environment. At the heart of Cartesius, the CAB will serve as the ‘living room of the neighborhood’, offering a supermarket with a wide organic selection, catering facilities, and workspaces for creative businesses. Meanwhile, Cartesius Park will become a lush green oasis, providing a natural retreat in the middle of the urban district. In the first phase of development, residents of the mid-rent apartments have already moved in, bringing new life to the area and setting the stage for Cartesius as a thriving, forward-thinking community.

Paul Trip, Special Advisor Development at MRP, highlights Cartesius' leadership in health-focused urban development: "We are proud to be the first area development in the Netherlands to carry the Heart of Health endorsed logo. In Cartesius, connection is essential for a longer, happier, and healthier life. We believe in fostering natural interactions and creating spaces where people can meet effortlessly. That’s why we are launching the Cartesius Area Association, ensuring that connection remains a central pillar of this new city district." As part of this vision, Metropolis Utrecht and other area developments are encouraged to join the Heart of Health movement, expanding the impact of sustainable, people-centered urban living across the region.

The sale of owner-occupied homes in the second phase of the Nicoya development began in April, marking another milestone in the large-scale, health-focused urban transformation of Cartesius. Developed by MRP and Ballast Nedam Development, Nicoya features architecture by Paul de Ruiter Architects, courtyard landscaping by Donker Design, and an urban plan by Mecanoo. Located next to Zuilen station, Cartesius will ultimately include approximately 3,000 homes, offering a diverse range of housing—from social rental and starter homes to spacious apartments and luxury townhouses. With health, sustainability, and community at its core, Nicoya is a key part of this progressive new city district.
